Accommodation Policies

Minimum Stay & Reservation Schedule

  • A two-night minimum stay is required on:
  • Fridays and Saturdays year-round
  • Any day of the week from June through August
  • Certain holidays and special local events
  • Exceptions may be made upon request if availability allows.

Check-In & Check-Out

  • Check-in: 4:00 PM
  • Check-out: 11:00 AM

Guests may:

  • Request adjustments to check-in/out times (fees may apply)
  • Check in early at no charge once notified their room is ready
  • Are encouraged to check in before 5:00 PM
  • Must notify the facility of anticipated late arrivals
  • After 9:00 PM, special check-in instructions are required

Late check-outs that affect cleaning or turnover may incur fees.
No discounts are given for late check-ins.

Breakfast

  • Served at 8:30 AM in the family-style dining room
  • Guests should be present; no made-to-order options are available later

Deposits & Payments

  • A minimum one-night stay + taxes and fees is due at the time of reservation
  • Guests are personally liable for all costs if payment is not made in full at check-in
  • All major credit cards accepted

Cancellations & Refunds

  • A 48-hour notice is required for cancellation to avoid a charge of one night + taxes and fees
  • No-shows or early check-outs without notice: full reservation will be charged
  • No refunds for last-minute changes, including flight delays/cancellations

Exceptions may apply for personal or medical emergencies, or Acts of God — contact management directly.

If unsatisfied with accommodations:

  • Notify the Innkeeper within 20 minutes of check-in to request a partial refund
  • A minimum one-night charge + taxes and fees will apply due to lost booking opportunity

Non-refundable bookings will be charged for the entire stay even if guests leave early.

Occupancy & Children

  • Maximum of two adults per room
  • This is an adult-only facility
  • Exceptions may be made if:
  • All five rooms are booked by the same party for a special event
  • No other guests are booked
  • Please call to inquire about stays involving children

No cribs, cots, rollaways, or twin beds available.

Pets

  • This is a pet-free property
  • Only ADA-compliant service dogs are permitted:
  • Must be trained to perform specific tasks
  • Must be under control and non-disruptive
  • Owners are responsible for cleanup and damages

Emotional support animals, therapy animals, comfort animals, and companion animals are not allowed.

Unauthorized pets will result in:

  • One night stay charge + taxes and fees
  • A $250 pet cleaning fee
  • Any additional damage-related charges

Smoking

  • Smoking is prohibited anywhere on the premises (indoors and outdoors)
  • Minimum $250 cleaning fee for indoor smoking violations
  • Additional charges apply if the room is rendered unrentable

Ask the Innkeeper for approved outdoor smoking areas and proper disposal instructions.

Guest Valuables & Safety

  • Guests bring items (including vehicles) onto the property at their own risk
  • The property and staff are not liable for lost or damaged belongings or injuries
  • Guests are responsible for their own safety and legal costs if applicable

Respect of Property & Damages

  • Room inventory is inspected before check-in and after check-out
  • Guests will be charged for:
  • Missing or damaged items
  • Damage beyond normal wear and tear

Policy Access & Agreement

  • Policies are provided:
  • Online
  • Upon reservation
  • At check-in
  • In guest room binders

By making a reservation, guests agree to:

  • All policies outlined in this rental contract
  • City/county/state ordinances
  • Good Neighbor Guidelines (available in-room)
