5. Waveside Room: Immerses you in the soothing sounds of the sea, making each stay a memorable coastal retreat.

Accommodation Policies

Minimum Stay & Reservation Schedule

• A two-night minimum stay is required on Fridays and Saturdays year-round, as well as on any day from June through August, certain holidays, and during special local events.
• Exceptions may be made upon request, depending on availability.
• Check-in: 4:00 PM (early check-in available at no charge when notified).
• Preferably before 5:00 PM; late arrivals after 9:00 PM must contact us for instructions.
• No discounts for late check-ins.
• Check-out: 11:00 AM.
• Late check-outs may incur fees if they impact cleaning or preparation for the next guest.
• Breakfast: Served at 8:30 AM in a family-style dining room. No made-to-order or on-demand breakfast options.

Deposits & Payments

• A minimum one-night stay plus taxes and fees is required at the time of reservation.
• Direct bookings can be paid at check-in.
• Guests agree they are personally liable for all costs and charges if full payment is not made at check-in.
• We accept all major credit cards.

Cancellations & Refunds

• A 48-hour cancellation notice is required before the reservation date to avoid charges.
• Guests will be charged one night’s stay plus taxes and fees for cancellations made within 48 hours of arrival.
• No refunds for no-shows or early check-outs without a 48-hour notice.
• No last-minute refunds for schedule changes or flight cancellations.
• Guests experiencing personal/medical emergencies or Acts of God must contact us for consideration.
• Room dissatisfaction: Notify the Innkeeper within 20 minutes of check-in to request a partial refund. A one-night stay plus taxes and fees will still be charged.
• Non-refundable room rates: Guests checking out early will still be charged for the entire stay due to online travel agency commitments.

Occupancy & Children

• Maximum occupancy: Two adults per room.
• Adult-only facility to maintain a quiet retreat.
• Children may be allowed only if:

1. No other rooms are booked, OR
2. The family rents all five rooms for a special event.

• No cribs, cots, rollaways, or twin beds are provided.

Pets

• Pet-free property, except for ADA-compliant service dogs.
• Service animals must:
• Be trained to perform a specific task.
• Remain under owner control.
• Not disturb other guests.
• Have waste disposed of properly.
• Emotional support, therapy, and comfort animals are not permitted under the ADA.
• Unauthorized pets: One-night stay plus taxes and fees, a $250 pet cleaning fee, and any additional damages.

Smoking

• No smoking inside or outside the premises.
• Violations will incur a minimum $500 cleaning charge.
• Ask the Innkeeper for designated smoking areas.

Guest Valuables & Safety

• Guests are responsible for their personal belongings.
• The facility, owners, and staff are not liable for loss, damage, or injuries occurring on the property.
• Guests assume all risks and are responsible for any legal costs incurred.

Respect of Property & Damages

• An inventory check is conducted before check-in and after check-out.
• Guests will be charged for missing or damaged items beyond normal wear and tear.

• Policies are available online, at reservation, during check-in, and in guest rooms.
• By making a reservation, guests agree to abide by all policies and comply with local city, county, and state ordinances.
